About the Project
Keola La’i is a high-rise residential tower in Kaka'ako district of downtown Honolulu. This 42-story condominium development was completed in February 2008. Keola La’i has 352 residential units with 63 set aside for affordable housing, four ground floor commercial condominium units and resort-style recreational amenities. The project also boasts approximately 10,000 sq ft of commercial space at the ground level and a five level parking structure with approximately 700 parking spaces. The name Keola La’i means “the content life” in Hawaiian.
Media5 participated in a Design Assist process throughout the schematic, design development, and construction documentation phases of the project, first with A&B’s in house senior and project management, and then with outside real estate, marketing, sales, and other specialist consultants retained by A&B. This ensured the project’s overall design and marketing success. As a part of this design assist process, Media5 participated in the selection of a general construction contractor, and every aspect of the design was value engineered in an ongoing process to ensure speed and economy of construction. The aggressive design and construction schedule was necessary to capitalize on the then current high market demand for condominiums, and to finalize sales before the economy declined. The project was completed on time, contributing to record profits for the A&B Real Estate Division.
